1. Introducing managing safely

We look at why it is important to manage safely in the social housing sector and what are the responsibilities and accountabilities as a manager working in the sector as well as looking at the three key moral, legal and financial reasons for managing safely.

2. Assessing risks

This module defines and demystifies hazard, risk, likelihood, consequence as well as looking at the risk assessment process and benefits of carrying out a risk assessment.

3. Controlling risk

We look at ‘reasonably practicable’ and how to evaluate risk and reduce it by applying the hierarchy of control and implementing suitable risk controls. An interactive exercise gets delegates hazard spotting and assessing and controlling the risks.

4. Understanding your responsibilities

This module provides an overview of the law and what is required by an organisation to protect the safety of employees and other persons, including tenants and residents. We also take a look at the benefits of introducing a health and safety management system and why leadership is an essential part of the health and safety management system.

5. Identifying hazards

A detailed look at the key hazards, relevant to the social housing sector, their effects and how to manage them effectively; includes: aggression and violence, asbestos, fire safety, electricity, harmful substances, manual handling, noise, radon, hand-arm vibration and many more.

6. Investigating accidents and incidents

This module looks at the definitions for incidents, accidents and near misses and the benefits of investigation accidents as well as identifying root causes, incident reporting and the stages of a structures approach to investigation.

7. Measuring performance

We talk about the three essential principles for good safety and health performance, the development of performance indicators and their use within the sector, as well as looking at internal and external auditing and the fundamental differences in the sector.

The learner will be able to:

1. Describe the key reasons to manage safety and health in the workplace, which may include tenants’ dwellings.

2. Define the key terms relating to safety and health.

3. Identify how the law can have an impact on safety and health in the workplace including in a social housing environment where individual dwellings can become workplaces.

4. Describe how to assess, reduce and control risk in the workplaces operating within the social housing sector.

5. Identify hazards and risks within the workplace, including in common areas and domestic premises within a social housing setting, their impact and how to manage them.

6. Identify how to evaluate and respond to an incident.

7. List the benefits and characteristics of an effective health and safety management system.

8. Describe the principles that underpin good safety and health performance.
